Who Are We?
Our company is a local Denver-based real estate company that manages a portfolio of about 18 commercial properties, including retail, office and industrial, mostly in Denver Metro. We've been in business since 1994 and have one local office in Denver. As a company with in-house maintenance, property management, construction management, leasing and accounting, we all support each other day-to-day and are looking for one more maintenance tech to join us! Main Purpose of Job
Perform and support specific maintenance requirements, including routine, reactive, and proactive maintenance and repairs, under the support and supervision of the Maintenance Technician Team Lead who has 20 years of experience.

The following skills are not required, but highly recommended. Some light training may apply. 5 years of experience preferred. Employee will also be provided company van to be used only during workday travel.

Maintenance and Repair Responsibilities

- Light construction

- Light plumbing and electrical work - change light bulbs/ballasts/switches/outlets

- Maintenance of HVAC equipment including light trouble shooting as necessary

- Change filters and check thermostats (T-stats) in vacant properties when applicable

- Installation of “Best” Lock system (door hardware)

- Check sump pumps on properties where applicable

- General roof maintenance (debris removal, caulking, emergency repairs)

· Check for soffit damage for potential roof leak or roof drain leak

o Maintain properties in specific areas, such as exterior building cleanliness and signage appearance:

Interior

- Light construction and vacancy turnover

- Light plumbing and electrical work - change light bulbs/ballasts/switches/outlets

- Light maintenance of HVAC equipment (mostly handled by a 3rd party HVAC contractor)

- Check for sewer gas, drainage, leaks, dripping fixtures, stocked inventory

- Check fire extinguisher tags monthly

- Help monitor performance of vendor tasks such as landscaping, trash, recycling, and janitorial work

Exterior

- Address issues at properties on snow/inclement weather days as directed

-Fixing lights, light facade work, roof inspections, reporting issues to be addressed by the team &/or vendors

- Provide inventory control for all supplies stored in maintenance office, such as cleaning supplies, light bulbs, ceiling tiles, door knob, plumbing supplies, etc.

- Fulfill additional duties which may require physical labor capabilities, including but not limited to the following:

- Shoveling snow to supplement our snow removal vendors

- Lifting or carrying equipment of various sizes

- Standing, bending, or walking at the properties

- Working outdoors in a variety of weather conditions

Job Type: Full-time

Pay: $57,000.00 - $60,000.00 per year
